Coralline & Binsey Walk, Thamesmead, London - Collard Collard were delighted to have successfully completed the £5.8m demolition and enabling works contract at Binsey and Coralline walk in Thamesmead. This project was split into two distinct phases with the completion of one leading the start of the other.

Vague plans for Binsey walk all there is after years of land ownership. This being Peabody, there's no submitted plan for housing on the neighbouring plot though they flattened the area at Binsey Walk in 2019. Homes to north demolished in June 2019. There's not even any final design drawn up - so it will be years before any work begins.

In the mid-1960s, a vast concrete housing estate began to rise out of a neglected marshland on the south bank of the River Thames. Headed by the Greater London Council (GLC), the scheme was seen as visionary; Thamesmead would provide a marina-esque lifestyle with plenty of greenery, and wide walkways that connected housing with schools and local amenities, all set within striking brutalist.

Thamesmead / ˈtɛmzmiːd / is an area of south-east London, England, straddling the border between the Royal Borough of Greenwich and the London Borough of Bexley. It is located 11 miles (18 km) east of Charing Cross, north-east of Woolwich and west of Erith.

Southmere Village Phase 2 is the renamed Binsey Walk, and it was supposed to start on site in March 2021. Of course there's been the pandemic, but Peabody have yet to even consult to any great degree let alone reveal detail plans and submit them before approval. Binsey Walk Housing at Binsey Walk included some of the most iconic Thamesmead homes before being pulled down in 2019 by Peabody. I visited mid-way through demolition to capture the changing scene. Former buildings on site - taken in 2019 Replacement buildings see mid-rise blocks lining Southmere lake and what to be appears some odd massing.

The area currently being taken down is Binsey Walk. Homes here offered great views over Southmere Lake. Upon completion these buildings had 10,000 visitors arrive in just one year from 30 countries to take a look around at the future. In place of these long blighted homes will be Peabody's new blocks.

The main sequence of Kubrick's filming took place behind Binsey Walk and a large gap now exists where the buildings once curved around the marina's water. All of the entranceways are closed off, with only one opening left where the bins were once kept, now occupied by a few homeless people.
